Branded Residences on the Costa del Sol -What Are They and Why Are More Being Developed?
Branded residences are becoming an increasingly visible part of the Costa del Sol’s luxury real estate market, particularly in Marbella, Benahavís and Casares. These residential developments are created in partnership with an established global brand, whether from the hospitality, fashion, design or automotive sector. The Costa del Sol is already home to projects associated with names such as FENDI Casa, Dolce&Gabbana, Karl Lagerfeld, Lamborghini, Hyatt and St. Regis.
EPIC Marbella by FENDI Casa
One of the best-known examples is EPIC Marbella furnished by FENDI Casa, located on Marbella’s Golden Mile.
The development comprises 74 residences, including apartments, duplexes and penthouses, and has already been completed.
In addition to the residences themselves, owners have access to amenities including a social club, spa and 24-hour concierge service.
EPIC is also significant in the context of the segment’s growth in the region. Sierra Blanca Estates describes it as its first branded residence project in Europe.
Design Hills Marbella by Dolce&Gabbana
Another major Marbella development is Design Hills Marbella by Dolce&Gabbana.
The project comprises 92 residences and is the fashion house’s first residential development in Europe.
Demand for the project has been substantial. According to Sierra Blanca Estates, sales at the development have already exceeded €300 million.
It is one of the clearest examples of how branded residences on the Costa del Sol have moved beyond isolated concepts and developed into a genuine segment of the premium property market.
Karl Lagerfeld Villas
Karl Lagerfeld Villas Marbella takes a much more exclusive and intimate approach.
The development consists of just five villas on Marbella’s Golden Mile and is currently under construction.
Sierra Blanca Estates presents the project as the first residential development by Karl Lagerfeld anywhere in the world.
In this case, a branded residence is not a large apartment complex, but a highly limited collection of individual homes shaped by the visual identity and design language of a specific brand.
Tierra Viva by Automobili Lamborghini
Branded residences on the Costa del Sol are not limited to fashion houses.
In Benahavís, Tierra Viva is being developed in collaboration with Automobili Lamborghini and developer Dar Global.
The project comprises 53 villas, with architecture and interiors incorporating design elements inspired by Lamborghini’s distinctive aesthetic.
The automotive brand officially introduced Tierra Viva as its first residential development in Europe.
Azurean Marbella – Destination by Hyatt
A different model of branded residence can be seen in Azurean Marbella – Destination by Hyatt, located in Benahavís.
The development comprises 133 fully furnished residences and is currently under construction. It will be the first Destination by Hyatt private residences in the Marbella area.
Unlike projects created with fashion brands, hospitality services form a major part of the offering. Owners are expected to have access to amenities and services including:
- 24/7 concierge,
- spa and wellness facilities,
- several swimming pools,
- a fitness club,
- valet parking,
- restaurants and private club spaces.
The development also offers a managed rental program, with services covering areas such as reservations, guest management and property maintenance.
The St. Regis Residences, Casares
The hospitality-led branded residence segment is also expanding further west along the coast.
The St. Regis Residences are being developed within Finca Cortesin Resort and will comprise 46 luxury residences with two, three or four bedrooms.
The project follows the model traditionally associated with St. Regis. Beyond the property itself, owners gain access to services associated with the luxury hotel brand, including concierge support and St. Regis Signature Service.
The development has officially joined the St. Regis Residences portfolio and is being developed by Caledonian.
Fashion, automotive or hospitality – not every branded residence works the same way
Projects across the Costa del Sol show that the term branded residence can describe very different types of property.
FENDI Casa, Dolce&Gabbana and Karl Lagerfeld place a strong emphasis on design, architecture and the visual identity of the brand.
Lamborghini translates the character of an automotive brand into the architecture and interiors of private villas.
Hyatt and St. Regis, meanwhile, represent a hospitality-led model in which owner services, concierge, wellness, property management and other five-star services form an important part of the product.
The presence of a recognizable brand is therefore only part of the story. Depending on the development, buyers may be purchasing not only distinctive design, but also a particular standard of service, management and lifestyle.
Why is this segment growing on the Costa del Sol?
The growth of branded residences is particularly visible at the highest end of the Marbella property market and in the surrounding areas.
The number of developments alone illustrates how quickly the segment is expanding. Alongside the completed EPIC Marbella, several new projects connected to global fashion, automotive and hospitality brands are currently under development.
Design Hills Marbella provides a strong example of demand, with the developer reporting sales of more than €300 million.
At the same time, Marbella and its surrounding areas remain among Spain’s most important premium property markets, with a significant proportion of international buyers.
It is this combination of international demand, high property values and an established luxury real estate market that has created the right environment for brands such as Dolce&Gabbana, FENDI, Lamborghini, Hyatt and St. Regis.
What does the branded residence market tell us about the Costa del Sol?
First, branded residences are no longer an isolated trend limited to one or two developments. The region now has completed and upcoming projects connected to several global brands across different industries.
Second, the formats vary significantly, from just five individual Karl Lagerfeld Villas to 133 Destination by Hyatt residences.
Third, branded residences are becoming a distinct segment of the Costa del Sol’s premium real estate market. These developments are no longer competing solely on location and quality of finish, but also on brand, design, services and the way the property is managed.
